West Kentish Town Estate

We are currently working as part of a team led by AHMM on the £321 million redevelopment of West Kentish Town Estate, part of Camden Council’s Community Investment Programme. The 890-home regeneration project will re-provide existing council homes and affordable new homes, cross subsidised by new homes for private sale.

Working in collaboration, with the input of the local community, we have developed a landscape-led phased masterplan for 890 new homes, along with new commercial and community spaces. Arranged as a series of mid-rise courtyard housing blocks and mews streets connecting into and extending the surrounding street grain, new landscaped public spaces provide legibility across the site. Nearly all existing mature trees on the site are retained, and decisions about height and massing of the ambitious scheme been made with quality of public space and sustainability at the fore.

BHA have developed the design of the south-west corner of the site in detail, where it faces the conservation areas, with a scheme for c150 new homes arranged across a range of tenures in two perimeter courtyard blocks. All ground floor homes have front doors and primary living spaces facing onto the street, with dual aspect stacked maisonettes and apartments above.
